Hi, I’m Patrick Scott.
This website exists to I’m based in the Dallas area and currently completing my Texas real estate licensing education through Colibri Real Estate School. This website exists to document that journey while sharing clear, practical, and genuinely useful information about how real estate works, how local housing markets differ, and what buyers and sellers should understand before making big decisions.
Real estate can feel overwhelming, especially for first-time buyers or anyone navigating a shifting market. Between pricing, financing, contracts, and neighborhoods, it’s easy to feel like everything is happening in a language you were never taught.
My goal here is simple:
not to sell, pressure, or promise outcomes, but to explain how things actually work.
A Digital Marketing & SEO Background
Before pursuing real estate licensure, I spent many years working in digital marketing, search engine optimization (SEO), and online strategy. My career has been focused on one core problem: helping people find accurate, useful information when they’re actively looking for answers.
That background shapes how I approach this site.
Good information should be:
- Easy to understand
- Easy to navigate
- Easy to verify
- And grounded in how people actually search, research, and make decisions
That’s why you’ll see this site structured around educational guides, learning resources, and neighborhood research, not sales funnels.
For example, instead of generic market pages, I’m building out a growing set of Dallas neighborhood guides that focus on lifestyle, housing styles, and what living in different parts of the city actually feels like.
Why This Site Exists
This site is intentionally educational in nature.
Here, you’ll find:
- Breakdowns of Texas real estate exam and coursework concepts (what I’m studying and how the system works)
- Plain-English explanations of real estate terms and processes
- Local insights into Dallas-area neighborhoods and lifestyles
- Reflections on what I’m learning as I work through licensure and field research
You’ll also find practical buyer-focused resources like:

Until I am fully licensed, this site is not used to solicit clients or represent myself as an active real estate agent. Once licensed, it will evolve clearly and transparently to reflect that status.

As part of building this project, I’m spending real time researching and walking neighborhoods across the Dallas area. My current geographic focus includes:

Mesquite, Garland, and Richardson coverage is actively being developed as part of this same neighborhood research system.
What I’m Learning Right Now
At this stage, my work lives at the intersection of formal real estate education and real-world market observation.
Right now, that includes:
- Texas property law, contracts, ownership structures, and agency relationships
- How financing, valuation, and transaction flow actually work
- How neighborhoods function as micro-markets, not just ZIP codes
- How buyer psychology, search behavior, and local data overlap
- How to build a real estate site that educates before it ever sells
You’ll see that reflected across the site’s blog and learning journal, where posts grow out of real coursework questions, real market comparisons, and real gaps most buyers run into when they start researching.
